Rent Reviews/Lease Renewals Advice
We act on behalf of tenants and landlords in respect of rent reviews and lease renewals. We have acted in a number of leading cases. We assess rental value of your property, negotiate with the other party on your behalf and act as an Expert Witness if your case is referred to an outside Adjudicator, Court or Tribunal.
Rent Reviews
With rent reviews in commercial leases it is important that you try to reach settlement of any review as close to the Rent Review Date as possible. With this in mind you begin the process as early as possible (usually a number of months before the Rent Review Date).
During the process we will carry out a full assessment of the rental value of the property factoring in previous rental rates, current market rates, the size and location of the property, and any contractual factors that could influence the final valuation. We will then prepare a formal Rent Review Report setting out the market rental value of the property and advice for your next steps.
Lease Expiry/Renewal
Whether you are a Landlord or Tenant it is important that you seek professional advice on your lease prior to it’s termination or renewal (we’d recommend at least 12 months notice). We can assist to serve the correct notices to terminate your existing lease, secure a fair rent for your lease renewal.
