Client Project 1

We were approached by an Executor in respect of inherited property which had been converted to form four flats. The deceased had occupied one of the flats and had converted and sold the remaining three units.

He had managed the property himself and there were leases granted many years ago which did not have modern covenants. Only three of the residential leases had been extended and the flat previously occupied by the deceased had been sold in the market.

The purchaser wished to carry out internal alterations and also to consider extending the flat into the garden and the basement and had commenced works without obtaining a prior licence.

We have taken over the management of the property and are now dealing with the licence for the ground floor flat as well as the appropriate repairs to the building.

The executors are extremely grateful as at a stroke all of the problems they were experiencing have been brought under one roof and are being actively pursued.

Client Project 2

Acting on behalf of a Landlord client terms were proposed for a new tenancy of a shop following the lease expiry.

The tenants Surveyor prevaricated for a considerable period of time (two years) as a result of which transactions in the immediate vicinity bore out an even higher rental and when terms were eventually agreed for a new lease these were over 15% higher in rental terms than could have been available at the commencement of the negotiations.

The moral is that early action can often be the best course of settling a dispute at the cheapest possible price and with the most realistic outcome.
